The site covers a total area of 12,364 sqm and includes approximately 60 commercial units totaling 8,230 sqm, along with technical areas and access corridors covering 4,134 sqm.
Current monitoring objective
The ongoing monitoring focuses on ensuring that the building parameters allow for normal operation, evaluating fire prevention measures, accident and damage prevention, and minimizing material losses and risks to human life in the event of an incident or environmental degradation.
To maintain the facility within the originally designed parameters and meet quality standards, the inspections target the following aspects:
• structural strength and stability
• operational safety
• required security level for occupants
• preservation of the site’s architectural and functional integrity
For the Orhideea Mall project, our services included a structural assessment, aiming to identify potential deterioration or functional issues. Based on the findings, we issued technical recommendations for remedial works, where necessary.
The analysis followed key criteria essential for the building’s safety and long-term usability:
• structural stability and solidity
• water tightness
• fire resistance
• thermal insulation
• long-term preservation of the building’s value
During the on-site visits, we assessed whether the intended use of the spaces has changed from the original design in a way that introduces new technical constraints. We also verified that the current usage complies with Romanian legislation. All inspections were carried out as part of a specialized Technical Control process.
