Special monitoring
Special monitoring consists of regular and periodic investigations with regard to the specific parameters that characterize a construction or certain parts of it. These parameters are established since the design phase or following a technical expertise. The special tracking is carried out for a specific period, according to a project or a well-defined procedure (design theme), by specialized and certified technical personnel.
Current monitoring
Current tracking of constructions is done using direct visual monitoring techniques and simple measurement tools. These activities can be carried out both by owners, natural persons with technical training in construction, as well as by companies specialized in tracking the behavior of constructions over time.
Following the measurements, we provide a detailed report that includes a photographic survey, the location and description of the building, conclusions and recommendations.
As for the methods used to track the evolution of buildings and land over time, they can be divided into two main categories:
Physical methods: These methods involve placing measuring devices directly on or inside the investigated construction. The devices move with the construction, and relative displacements are generally measured by these methods.
Geometric (geodesic) methods: In this case, reference is made to the position of certain fixed points on the construction and refers to fixed points placed outside the area of influence of the factors affecting the constructions and the land on which they are located. These methods determine vertical, horizontal or spatial displacements in both absolute and relative terms

Why is vibration monitoring important?

How vibration monitoring is conducted
- In order to carry out vibration monitoring for the targeted structures, specialized measurements will be conducted to determine their inherent modal dynamic characteristics, exemplified by natural frequencies and damping ratios.
- Additionally, the maximum displacement amplitude during vibration is measured, with results represented in three dimensions (longitudinal, transverse, and vertical directions relative to the monitored structure).
- Sensors are installed at critical points, and measurement equipment is positioned to accurately capture vibration propagation. The real-time collected data enables analysis and interpretation of the impact on the structure.
- The collected data is used to generate reports that include tailored solutions for mitigating risks and enhancing the structural safety of the monitored building.
- Whether is used for residential buildings, industrial structures or historical monuments, vibration monitoring plays a crucial role in maintaining structural integrity, avoiding costly repairs and ensuring the safe operation of monitored facilities.
FAQ
Is it mandatory to monitor the behavior of buildings?
Yes. For constructions falling under the scope of P 130-2025, monitoring of operational behavior is mandatory and is carried out throughout the entire life cycle, starting with the completion of the acceptance upon completion of the works.
This activity is part of the construction quality system and includes current monitoring and, in cases established by the project, technical expertise or at the request of the authorities, special monitoring. The monitoring category, intervals and methodology are established by the designer or the certified technical expert. The reports obtained are included in the technical book of the construction.
What types of constructions require monitoring?
P 130-2025 applies to all categories of constructions that fall under the scope of the regulation: residential buildings, office buildings, commercial spaces, industrial halls, bridges, passages, historical monuments, road infrastructure and other constructions in operation.
Hydrotechnical constructions are monitored according to the regulations dedicated to them. Single-family houses with a ground floor and household annexes owned by individuals, located in rural areas or in villages belonging to municipalities and cities, temporary constructions and works that can be carried out without a building permit are exempted.
When is construction monitoring recommended?
Current monitoring begins after the completion of the acceptance upon completion of the works and continues throughout the life of the construction. Special monitoring applies to new constructions of particular or exceptional importance, constructions that present a dangerous evolution or when recommended by a technical expertise. This may also be requested by the owner, administrator, user or the control authority.
In the event of cracks, settlements or degradation that may affect the fundamental requirements, an extended inspection is carried out, followed, if necessary, by a technical expertise. Monitoring during the execution period is established by the technical documentation of the project, since P 130-2025 regulates the monitoring of constructions in operation.
How often should measurements be taken?
Current monitoring is carried out at the intervals established in the monitoring instructions, but at least once a year. Verification is also mandatory after the occurrence of special events, such as earthquakes, floods, fires, explosions or landslides.
In the case of special monitoring, the frequency of measurements is provided for in the monitoring project and may vary depending on the monitored parameters, the evolution of the construction and the identified risks.
Can a construction be monitored during excavation work?
Yes. In the case of buildings and utilities located in the vicinity of an excavation, measurements can begin before the works, to establish reference values, and can continue throughout the entire period provided for in the monitoring program.
Settlements, displacements, inclinations, cracks and vibrations produced by the works can be monitored. Monitoring of the construction under construction is established by the technical documentation of the project, and its monitoring based on P 130-2025 begins after the completion of the acceptance upon completion of the works.
What does the monitoring report include?
The monitoring report includes the location and description of the construction, the photographic survey, the values of registered settlements or displacements, tables, graphs and diagrams regarding the evolution of the monitored points, as well as conclusions and recommendations.
How does monitoring help prevent risks?
By identifying changes in the behavior of the construction at an early stage, monitoring allows the comparison of measured values with reference values and with the limits established by the design. When deviations are identified, warning, verification and intervention procedures can be triggered.
Monitoring provides the necessary data for assessing the technical condition and for reducing the risk of incidents, accidents, damages and extensive degradation.
